AWW were appointed in early 2023 through the BBC’s Professional Services Framework to explore how the Elstree site in London could be consolidated. The site has long been the heart of EastEnders and was home to Holby City until 2021. Central to the brief was the Scenery Block, a three storey warehouse identified as having the potential to house production, post-production, and cast facilities under one roof. Significant upgrades were required to realise this vision, including improved services, vertical circulation, and structural adaptations.

Vision

The primary aim of the project was to consolidate the BBC Elstree operation combining cast, production, postproduction and workshops all under one roof for the first time. This was achieved by creatively reusing the existing warehouse, maximising the potential of the generous volumes with in the existing structure. This consolidation will streamline operations and enhance efficiency across the retained parts of the Elstree site.

To achieve this, the design team had to consider the spatial layout, technical requirements, financial constraints, and lifecycle carbon impacts. In collaboration with the BBC, AWW led a multi-disciplinary team to interrogate the viability of converting a legacy warehouse into a modern workplace and post-production facility.

Design Intent

The design proposals provide modern functional workspace calibrated the BBCs specific performance brief, while retaining and enhancing the unique personality of the 1970s Warehouse.

Originally utilised as set storage and workshops the warehouse had a cathedral-like quality with high level glazing providing and expressed structure creating atmospheric spaces across all 3 floors. A key element of the design was developing a materials palette that was sympathetic to the original building while simultaneously providing warmth and human scale to users. A primer red was selected to celebrate new structural elements, while warmth was introduced to the space through acoustic timber panel which referenced the scenery production sets, previously created and stored in the building.

Design Delivery

AWW delivered the project on a fast track eight-month construction programme. The interiors strike a balance between industrial texture and contemporary design. Crittall style glazing adds transparency and texture, while acoustic timber cladding softens pod structures and improves acoustic performance. A restrained colour palette, punctuated by bold feature metal red, creates a warm and professional atmosphere. The result is a building that feels cohesive, practical, and creatively charged perfectly suited to one of the UK’s most iconic television productions.

Social Value / Sustainability

Remaining at Elstree was important to the EastEnders team and the local community. By upgrading the existing building rather than relocating, the project maintained the site’s creative legacy and supported local jobs. Sustainability was a core driver, with improvements to the building fabric and MEP systems resulting in a significant reduction in operational carbon. Enhanced daylight, upgraded welfare areas, and the new café have all contributed to a healthier, more welcoming environment for daily users.

User Experience

Feedback has been overwhelmingly positive. The redesign not only looks great but also supports the high performance demands of the EastEnders team. Circulation flows are clear, spaces feel comfortable and intuitive, and the overall environment now matches the professionalism of those who work within it. The BBC’s ambition to combine production and post-production into a single, efficient hub has been fully realised with a space that’s built for both creativity and practicality.

Wellbeing

The workspace is designed to adapt to the needs of a dynamic production team. Its open-plan areas and cellular rooms offer a balance of collaboration and focus. Flexibility was integrated into the design from day one, ensuring the space can evolve as the programme’s needs change. The upgraded amenities, natural light, and considered layout all support staff wellbeing. This is a workspace that’s fit for purpose today but also future ready for tomorrow.

The Scenery Block

An atmospheric cathedral like space was identified as a potential location for relocating the EastEnders production teams.

Spatial Hierarchy

A clear spatial hierarchy was developed to identify retained existing elements and celebrate new ones.

Celebrating Structure

Primer red was chosen for the steel work as omitting the addition of a colour coating reduced production time and the bold colour ensures new elements are clearly identifiable.

Creating a comfortable working environment

Acoustic screens introduce some warmth to the industrial palette and help create an acoustically comfortable open plan working environment – a key part of the client brief. The expressed frame takes inspiration from the original stage sets designed and fabricated in the warehouse.

Post Producion Pods

The increased floor to soffit height on Level 2 has been utilised for the technical editing and dubbing suites. Freestanding pods have been designed to allow borrowed daylight filter through into the open plan workspace and circulation areas.

Social Hub

A new café space has been introduced on the ground floor, accessed via the new main reception. It serves as the building’s social hub.
