Capital House

AWW were appointed by Kier Property to explore options for the remodelling and redevelopment of Capital House, a redundant 13 storey 1970s office block in Southampton.

The scheme formed one half of a wider project; the other being the redevelopment of a vacant plot for food retail, with the historic line of East Street being reinstated in between the two sites, re-establishing a link between the St Mary’s area and the City Centre.

The design approach for the tower respects the integrity of the original architecture; repair and reinstatement in favour of an overclad solution. The townhouses are more contemporary in language but also retain the simplicity of form and massing underpinning the original design, knitting the two disparate elements together

The project was designed to achieve a BREEAM Excellent rating.

The site is in a vibrant part of a city and is designed to be an attractive destination for students. We wanted the facilities to cater to the large student population, with a youthful and energetic atmosphere with modern amenities that meshes well with its historic backdrop.

The design incorporates facilities to contribute to student health and wellbeing. Students can access the gym centre or unwind in the cinema room. There is a study area to provide a calm space for focus, with a courtyard that offers a well needed backdrop to relax or socialise. Laundry facilities and common areas also adds to the atmosphere and allows for students to socialise.
